NCI Interiors is a Dubai interior design practice working across hotels, offices, restaurants, private residences and aviation interiors. We design spaces that are built to work — drawings a contractor can price, details a joiner can make, and MEP that survives authority review.
What premium interior design means here
A concept render is the easy part. The value is in what sits behind it: space planning that respects the real column grid, finishes specified to a schedule rather than a mood board, and MEP coordinated before anyone breaks ground. We design in-house and we build in-house, so the drawings we issue are drawings we have to live with on site.
What the design service covers
Concept design and space planning
We start with how the space has to perform — covers per service in a restaurant, desk density and meeting ratios in an office, guest flow through a hotel lobby — then design to it. You get plans, elevations and a design intent narrative before a single finish is chosen.
3D visualisation
Photorealistic renders of the spaces that matter, so decisions get made on something everyone can actually read. Renders are produced from the coordinated model, not drawn separately, so what you approve is what gets built.
MEP design
Electrical, HVAC, plumbing and fire systems designed alongside the architecture rather than bolted on afterwards. This is where most fit-outs lose time: a ceiling design that cannot accommodate the ductwork, or a lighting layout that fails Dubai Civil Defence review.
Construction drawings and finish schedules
Tender-ready documentation — setting-out plans, joinery details, finishes and ironmongery schedules, and the specification packages a contractor needs to price accurately rather than guess and claim later.
Sectors we design for
- Hospitality — hotel lobbies, guest rooms, restaurants and F&B interiors
- Commercial — offices, executive suites, reception and client-facing areas
- Residential — villas, majlis, bedrooms and private family spaces
- Aviation — private terminals, lounges and aviation offices
- Landscape — terraces, courtyards and external living areas
Why design and build in one contract
Splitting design and construction across two firms creates a gap, and that gap is where variation orders live. When the designer and the contractor are the same company, a detail that cannot be built gets caught at the drawing stage rather than on site at week nine. It also removes the argument about whose problem it is.

How we work
- Brief and site survey — measured survey, condition assessment, and a written brief we both sign off
- Concept — space plan, look and feel, indicative finishes
- Design development — renders, materials, MEP coordination
- Documentation — construction drawings, schedules, specifications
- Authority submission — drawings prepared to the format the relevant authority expects
- Site support — the design team stays involved through construction and handover
Frequently asked
Do you take on design-only projects?
Yes. Some clients have a preferred contractor already appointed, or are designing for a site that will be built later. We are happy to work design-only and hand over a full documentation set.
Can you work with an existing concept from another designer?
Yes — we regularly take a concept to construction documentation, including the MEP coordination and authority submissions that concept packages usually leave out.
How long does the design stage take?
It depends on scope and how quickly decisions are made. A single-floor office fit-out moves faster than a hotel with multiple room types. We give a programme with the fee proposal, not after appointment.
Do your drawings get through Dubai authority review?
That is what the documentation stage is for. Drawings are prepared to Dubai Municipality, Dubai Civil Defence, DEWA, DDA or Trakhees format depending on which authority governs your location — see our project management and approvals page.
