What turnkey actually means
Turnkey is a word a lot of firms use loosely. For us it means a single point of accountability across every stage: if the joinery does not fit the opening, that is our problem, not a conversation between three subcontractors and you.
It also means one programme and one budget rather than a design fee, a contractor tender, a separate MEP package and a furniture order that all move independently and blame each other when they slip.
What is included
Design and documentation
Concept, space planning, 3D visualisation, MEP design and full construction drawings. Covered in detail on our interior design page.
Authority approvals
Drawings prepared and submitted to whichever body governs your site — Dubai Municipality, Dubai Civil Defence, DEWA, DDA or Trakhees — plus the review comments, resubmissions and inspections that follow.
Construction and fit out
Partitions, ceilings, flooring, wall finishes, MEP installation, fire systems, glazing and specialist finishes. Managed by our own site team against a programme you can see.
Joinery and fabrication
Bespoke joinery, reception desks, wall panelling, wardrobes and feature elements. Producing this in-house is the difference between a four-week lead time and a twelve-week one.
Furniture procurement
FF&E specification, sourcing, procurement and installation, coordinated to arrive when the site is ready for it rather than three weeks early. See our catalogue.
IT, AV and smart systems
Structured cabling, AV, access control and smart lighting or climate control, designed into the ceiling and wall build-ups rather than surface-mounted afterwards.
Handover
Testing and commissioning, snagging, as-built drawings, warranties and operation and maintenance documentation. You get a space you can occupy and a file you can hand to your facilities team.

How a turnkey project runs
- Brief and survey — measured survey, services check, written brief
- Concept and budget — design direction with an indicative cost plan, so the budget conversation happens early
- Design development — renders, finishes, MEP coordination, cost plan updated
- Documentation and approvals — construction drawings issued, authority submissions made
- Construction — site mobilisation, weekly progress reporting, joinery in production in parallel
- FF&E and systems — furniture and technology installed as areas complete
- Handover — commissioning, snagging, documentation, keys

Do you give a fixed price?
We work to an agreed cost plan developed during design, and firm it up as the specification locks down. Pricing a fit-out before the finishes are chosen produces a number that changes — we would rather have the harder conversation early.
Who holds the authority approvals?
We prepare and submit them, and we manage the review comments and inspections through to final clearance.
Can you work in an occupied building?
Yes. Phased programmes, out-of-hours works and dust and noise management for live offices and operating hotels are routine on our projects.
